Initial Property Evaluation

 

A professional leasing specialist will walk your property to help familiarize themselves with all the special features and characteristics not only of the property but also the surrounding area. This allows us to be able to do a pre-leasing inspection and develop a trackable action plan to make your property move-in ready.

 

Strategic Advertising Process

 

Each and every photo that was taken of your property is reviewed and edited. A detailed description is created that walks a prospect through the property. We take the advertisement and post it on our website where it syndicates out to the top 10-15 housing websites in our industry.

If you were to research rentals in your area, your property will pull up under every available link on the first page of Google. We even have a virtual tour created so that you have maximum online exposure.

 

Property Presentation Process

 

We utilize a secure self-showing service called ShowMojo for most property tours. This allows prospective tenants to view the property at their convenience. ShowMojo verifies each person's identity by requiring a photo of their government-issued ID, a credit card on file, and answering a series of security questions before a temporary, unique lockbox code is issued. This process protects the owner by documenting exactly who accessed the property and when.

While we primarily use self-showings, we are happy to meet a prospective resident in person to show them the home if they are not comfortable using the ShowMojo service.

All prospective tenants are required to see the property before they apply. Once the showings begin, the applications start to roll in and we begin the applications process.

 

Tried & True Screening Process

 

We look at credit score, income, we run a background check, income verification, as well as a landlord verification. Once the tenants are approvable based off those screening criteria, we move on to our Pet Screening Application. We do our due diligence in making sure that we verify all of the information supplied on the tenant applications so that we get you the best and most qualified tenant that will hopefully be long term.

 

Lease Development & Tenant Orientation Process

 

We walk our tenants through our Lease Agreement and outline the tenant's responsibilities and expectations. If applicable, we walk the tenants through the HOA's rules and regulations.

All of our documents are signed and saved electronically. During this process, we also collect all of the move-in fees so that the tenants' ledger is at zero balance and they are ready for move-in.

 

Meticulous Move-in Process

 

Before the scheduled move-in date, we have a third-party company, On-Site Pros, complete the move-in inspection. They perform a very detailed 30+ page report that captures the exact condition of your property before those tenants move in. Ultimately, this helps us perform the security deposit disposition upon move out. Knowing what's exactly what's normal wear-and-tear, what's tenant-caused damage, and what was pre-existing is crucial. We are also able to cross-reference this comprehensive report with the condition sheet that the tenants originally filled out.
